Solution: Kristian purchased his first property in Southwest Sydney Priority Growth Area, Edmondson Park, for $595,00. This meant he was eligible for all First Home Owner concessions including $10,000 FHOG, Stamp Duty Concession and secured a spot on the First Home Loan Deposit Scheme to avoid LMI. The project was also eligible for the $25K HomeBuilder Grant which would be used towards his next property in Southeast Queensland. The SEQ townhouse was not due to settle until over a year later, providing the client with more time to increase savings and delay mortgage repayments.
Results: Kristian’s first property in Edmondson Park settled with success and increased in value to $635,000 in under 6 months. The second property, located in Taigum, was purchased for $468,900 in July 2021 and was valued by the bank at $580,000 pre-settlement. The current market appraisal is $700,000!
