Challenge: Mary & John are both nurses who were looking for their first family home to purchase in Southwest Sydney. The challenge was finding a property within their budget and timeframe without having to force their child to move schools. Prior to dealing with Agenzia, the client’s spoke with a lender who had not informed them concessions available to them as medical professionals or First Home Loan Deposit Scheme (FHLDS).

Solution: Working with Agenzia, they were able to purchase a brand new unit in Liverpool NSW, which was in close proximity to their child’s school and their work. As professionals in the medical industry, Agenzia referred them onto our recommended broker with experience assisting nurses, midwives and other professionals purchase property. After confirming their eligibility, Agenzia sourced a 3-bedroom lower level unit and negotiated a 5% deposit at contract exchange on the client’s behalf.

Results: Agenzia & their suggested broker, successfully secured the clients a spot on the FHLDS to avoid paying Lenders Mortgage Insurance, even with a 5% deposit. The property was purchased for $705,000 and was valued by the bank pre-settlement on the money. If the clients wished to rent out the property, it would have provided $670 per week in rental income, offering a 4.9% rental yield in the NSW market.
