Lisa’s First Home Sanctuary

Challenge: Lisa is a skilful epidemiologist who came to Agenzia looking for her first property that was within budget, eligible for grants and in close proximity to public transport. She had no prior knowledge of the NSW property market and how the finance process works when purchasing your first home.

Solution: Agenzia worked closely with Lisa to uncover her eligibility for industry specific concessions, such as no Lender’s Mortgage Insurance (LMI) for medical professionals. The team recommended Lisa speak with a recommended mortgage broker to confirm her eligibility and work together to develop a strategy to enter the market and avoid paying LMI. The solution was the last one-bedroom unit in Rouse Hill, within walking distance to Metro and the Rouse Hill Town Centre.

Results: After Agenzia negotiated with the developer, Lisa paid 5% deposit at contract exchange, with another 5% deposit due in 3 months. She successfully secured a spot on the FHLDS and was able to access the $10,000 First Home Owners Grant and avoid paying stamp duty. The unit is also within 700m of the upcoming $300 million dollar Rouse Hill Hospital, which provides ample employment opportunity for Lisa in the future.
